BMC warns action against property tax defaulters

To avoid disconnection of water and electricity supply, the Brihanmumbai Municipal Corporation (BMC) has appealed to property tax defaulters to pay their dues. The civic body has prepared a list of 3.23 lakh property tax defaulters against whom action will be initiated in the first phase.

As the Brihanmumbai Municipal Corporation (BMC) has to dig out its savings to meet the cost of infrastructure projects, the richest corporation is now stressing on the collection of property tax.

According to the rules, the taxpayer has to pay property tax within 90 days of receiving the receipt. Those who fail to pay, action against them is initiated in phases. They are given another 21 days to clear their dues failing which process for attaching the properties or similar action is initiated.

While presenting the annual budget, the civic chief had admitted that there has been slow down in the collection of property tax. Last week, the civic body had even moved to attach 25 properties and disconnect water connections to seven other properties, defaulting property tax. These properties in total owe BMC Rs 216 crores.

As per the Assessment and Collection department of BMC, around Rs 3681 crore are pending from 3,23,861 defaulters. The maximum number of defaulter and amount pending is from Goregaon area with Rs 423 crore, followed by Bandra with Rs 260 crore.

The BMC nearly collects Rs 5000 crore every year from its property tax department. In 2018-19, the income from property tax was estimated at Rs 5,206.15 crore, however, the collections came down to 5, 016.19 crores in 2019-20. A deficit of Rs 189.96 crore.

A senior civic official said, "We will start initiating strict action against major defaulters of property tax." In addition, through LIDAR survey of all properties, it found over 33, 000 deviations or alterations which is also expected to increase our revenue. "We are expecting a Rs 500 crore revenue jump through the survey," added the official.
