Allot 50% land under cluster development for public utility: Thane Matdata Jagran Abhiyaan

The Thane Matdata Jagran Abhiyaan (TMJA) has put forth a list of conditions before the Thane Municipal Corporation (TMC) with regards to the cluster development project. The project was approved on January 9 by a high-power committee to be implmented in six areas of Thane.

The TMJA has demanded that cluster development (CD) be made a part of housing authority RERA, the cut-off date of the same be extended, and 50 per cent of the project be allocated for public utility services, and so on. 

The current cut-off date for eligible candidates is March 4, 2014.

The TMJA has said that if these conditions are not met, it will launch an awareness drive in Thane to educate people about their rights.

The CD proposal has been approved for six areas including Kisannagar, Rabodi, Hajuri, Kopri, Lokmanyanagar and Tekdi Bangla.  A total of 316.63 hectares of land will be developed under the CD project in these areas.  Out of this, 93.15 hectares is for public services like playground, hospital, fire brigade, school, and so on.

Considering that most houses in Thane are built on government land, the civic body has sent a proposal to the state government seeking to grant ownership of such land to the residents under cluster development. 

The Thane Matdata Jagran Abhiyaan, a body of local experts from diverse backgrounds, say that the proposal has certain loopholes.

“Under CD, 50 per cent of the land should be used to built houses and 50 per cent should be for public utility like open area, playground, hospital,” member of TMJA, Sanjeev Sane said.  “But here, they are only using 29.5 percent of the area for public utility.  This means the CD will benefit the builder lobby, that will get to build more houses and less of public utility services,” he adds.

TMJA also argues that the cut-off date should be January 1, 2019 and not 2014 as the scheme was announced only recently. “2014 is the cut off date for SRA projects and CD is different from it,” Sane said.
