Gujarat to have uniform development control rules across state

Gujarat government today announced General Development Control Regulations (GDCR), a common set of rules for construction in urban areas across the state.

However, these common rules will not apply to Gandhinagar, the capital city.

Currently, seven municipal corporations and 157 municipalities have their own development control rules.

"The decision will facilitate planned development in the entire state," deputy Chief Minister Nitin Patel said while announcing the decision.

As per the GDCR, in all urban areas, approval for the height of new building will depend on the width of the road along which it is being built.

"Maximum height permissible for new constructions across the state will be 70 meters," Patel said.

"In earthquake-prone areas, especially in cities and towns of Kutch district, the maximum height will be 10 meters," he said.

Further, there will be same Floor Space Index (FSI) across the state.

"With common GDCR, the process of giving clearance for new constructions will become easier," Patel said.

"This will boost the construction industry and help affordable housing projects. This will also help in realisation of the Prime Minister Narendra Modi's dream of providing house to every family by 2022," he said.

"The decision is a part of government's initiative of promoting ease of doing business in Gujarat," Patel added.
