One one hand, where scyscrapers cost millions of rupees in South Mumbai, the rent of a 11000 square feet flat in the Dhunjiboy Building, Tardeo, Grant Road area is a meagre Rs 64 per month. 

A stay in such an apartment should be a steal especially when it is located in South Mumbai. 

Howeverm, the flat is vacant for the last 11 years. Courtesy a special rule by RD Mahaluxmiwala Charity Building Trust.

RD Mahaluxmiwala Trust is a Parsi community trust which had made an agreement with the Mumbai Police in the 1940s saying that the flat can be allocated to a Parsi police officer only. 

And currently, there are only two police officers belonging to the Parsi community who are working for the Mumbai Police. 

While one of them is posted out of Mumbai, the other one already has a flat.

Meanwhile, the Mumbai Police is working with the Trust to remove the mandatory provision of allocating the flat to a Parsi police officer. 

Till now a large number of non-Parsi police officers have applied for the flat but haven't been able to get it.

Police too has tried to get someone the flat, however the Parsi community in the area is not allowing people from a different background to enter the house. 

They say that things will be carried out as per the agreement only. 

Pius Cyrus, who lives in the engineer building near the Dhunjiboy Building said, "Since always Parsi' have stayed in this building."

According to the market rates, currently the price of this property is approximately 2 to 2.5 crores. 

And in terms of rent, the property will cost around 76,000 to 1 lakh 25 thousand.
