In Delhi-NCR, the humble 2 BHK has left the swanky builder floor apartments and villas behind, as far as popularity among buyers is concerned. According to a real estate research firm’s survey, which was conducted in four other cities as well, home buyers in the Capital and nearby areas prefer affordable housing.
The research was aimed at assisting home buyers in identifying top localities for property investment. The survey stated that while looking for a property, buyers usually preferred a perfect mix of great social and civic infrastructure along with proximity to key locations. The reason, according to experts, was that a huge number of migrants lived in the city because of the job opportunities available.
Following the trend, many developers in Delhi-NCR have come up with affordable housing units. “A 2 BHK is not only less expensive but also has a good resale market. In case a person is transferred, the return on investment is ensured. This is the reason why Gurugram, known for an expensive market, is also teeming with affordable housing units these days,” experts added.
The top localities to invest in Delhi-NCR emerged to be Rohini, Uttam Nagar, Dwarka, Sector 16/Palam Vihar, and Noida Extension.
The report further stated that more than 50 per cent of Indians were interested in buying an apartment instead of villas or builder floor apartments. Surprisingly, the demand for apartments in Delhi-NCR was recorded at 54 per cent, lowest in the country. As many as 37 per cent preferred builder floor apartments in Delhi, while this number was extremely low in other cities.
The overwhelming preference for apartments shows a growing acceptance of this property type among the urban population, who prefer a standard lifestyle with various amenities at a reasonable cost. 2 BHK housing units are the most preferred choice for more than 40 per cent of home buyers in Delhi.
