Film studios under BMC scanner

The Brihanmumbai Municipal Corporation (BMC) is keeping a close watch on film and the television studios in the city for violation of Development Control Rules and misusing floor space index (FSI).

Most of these studios are located at Marve Road in Malad. 

The state government had earlier allotted 100% FSI to develop the information technology industry in the city as well as in non-developmental zones. As per rules, if anybody develops an IT industry, then he can avail 2.66 FSI against the existing FSI of 1.33 in the city and an FSI of 2 for IT industry against the existing FSI of 1 in the suburban district.  

Many TV and film studios sought additional FSI from the government to develop IT industries. However, after getting the benefit, they started using this space for film and televisions shooting.

Following complaints of violation of the Development Control Rules, the civic body conducted surveys and identified nine buildings which have gone against the set norms.   

Some of the studios which have violated the rules are Vrindavan studio, Cherish studio in Rathodi village, Godzilla bungalow and Suchak Layout, Patilwadi. “After receiving complaints from local citizens, we forwarded it to BMC’s building proposal department for verification.

All of them sought additional FSI for setting up IT industry. Now, they have converted these IT houses into film and TV studios without the corporation’s approval. It is a case of change of user and misuse of FSI. We are taking action completing all legal formalities,” said a civic official. 

The BMC has asked all ward officials to conduct surveys in their areas and find out if thee have been any misuse of FSI and violation of Development Control Rules.  

“No one will be spared. Under Mumbai Regional Town Planning Act, demolition notices will be issued within two weeks,” said an official.
