BPOs scout for land away from madding crowd

Industry experts say this is the best way for companies to get enough land at an affordable price to develop something as large as DAKC at Koparkhairane.

PANVEL: Even as few corporates are heading to Pune to set up their operations, there are some others who are taking the middle path.

BPOs that till the last few months were looking for land in the industrial areas of Mahape and Airoli are now seeking plots on the Mumbai-Pune Road.

Industry experts say this is the best way for companies to get enough land at an affordable price to develop something as large as DAKC at Koparkhairane.

“BPOs or KPOs are now on the lookout for plots closer to nature, away from the pollution of the satellite city, and yet be within travelling distance for the employees,” said a city-based developer.

This new trend is being considered as a plan to ensure that BPOs or KPOs have a large piece of land to develop it into a mini city.

Vijay Gajra of Bhoomi group has already purchased five acres on the Pune- Mumbai road to develop an IT plot for a corporate house.

“We have signed a contract with an IT company, but don’t want to reveal any further details. It would take another four years for the entire thing to be ready,” said Gajra.

According to Gajra, the significant reason for this is the comparatively lower land cost. Also the climate in these areas is much better.

“Apart from all this, there are different SEZs developing in these areas due to which it could be the next corporate zone some day,” said Gajra.

Trustee with navi Mumbai chambers of housing Manohar Shroff said there are developers from Mumbai and Delhi looking for plots on the road to develop townships and even IT parks.

Hinjewadi in Pune was hardly known till Infosys set up its office there and now it’s one of the most populated one. This was cited as an example by an industry expert Mukesh Nair who said the area beyond Panvel could develop in a similar fashion.

“Resources to take care of employees should be present and if it’s a brand like Wipro opening its unit there, there will be people.

It will take another five to eight years for the entire place to develop and the cost for the companies will increase, but if the place offered is good with excellent amenities, people are ready to pay,” said Nair.
