According to senior civic officials, an elevation plan will give clarity to the corporation engineers while scrutinising the submitted plan. “We will know how much space will be used by developers while constructing the flower beds, ducts, lily ponds, balcony and niches. These areas are complicated to measure. Elevation plans will help understand the gravity of these areas,” said a senior civic official.
He further said that developers mention structural detail in architectural plan. “But after looking at the elevation plan of the proposed structure, we can ensure that FSI has not been violated. There is no scope for ambiguity and Adarsh-like FSI violations will not happen,” said officials.
Explaining the importance of facade, officials said with the facade and architectural plans, the BMC officials can verify details and its lapses. In the controversial Adarsh building, the society had used adjoining BEST plot FSI, extended the cantilever and did not leave any proper refuse area. “We do not want see another Adarsh-like controversy. We have asked developers to submit the elevation plan, so that it is easy for us to scrutinise the plan,” said civic official.
Rajiv Kuknur, BMC chief engineer of development planning department confirmed the submission of facade mandatory for developers.
When contacted, a city-based developer welcomed the BMC’s decision. “While advertising for the sale of flats, we make elevation plan for the consumers. We now have to submit one more copy to corporation,” he said, requesting anonymity.
Another architect, on condition of anonymity, “Elevation is for those who do not understand the engineering calculations. If the corporation officials decided to regulate the norms, then no one will able to violate it,” he said, on condition of anonymity.
