10 Cidco plots to rake in Rs1,000 crore

After receiving astronomical prices for its plots in Nerul, the City and Industrial Development Corporation (Cidco) will add another Rs1,000 crore to its kitty by selling 10 prime plots in Navi Mumbai.

Cidco officials said they have called bids for 10 plots mostly located in Kharghar, Panvel and Ghansoli. As per the recently released tender for Kharghar, one plot is purely for commercial use, two for residential and the remaining two can be used for residential-cum-commercial purposes. The size of these plots is 3,495sq m, 1,074sq m, 1,900sq m and 2,344sq m in sectors 11,

13 and 21 respectively, in Kharghar.

The tender for another seven plots will be floated in January. In Panvel, a 2,512sq m plot will be up for sale while four plots of 2,021sq m and two plots of 2,343sq m and 2,277sq m will be available in Ghansoli.

“Except one plot with an FSI of 1, all nine plots can avail 1.5 in FSI. Based on the recent response to the Nerul plots we are expecting to make at least Rs1,000 crore from the sale of these 10 plots,” said a senior Cidco official requesting anonymity.

The official said a contributing factor could be the development of better roads and infrastructure in Navi Mumbai.

Maharashtra Chamber of Housing Industry general secretary Manohar Shroff said instead of selling the plots in the open market, the authority should use them to construct more affordable homes.

“Cidco has massive chunks of land in in localities like Vashi, Sanpada, Nerul and Kharghar,” said Shroff.

“It should release a large numbers of plots that can ease the exorbitant property prices. But they are only releasing 25,000 to 30,000sq m of land against the demand of 1 lakh sq m. Then how will property prices come down?” he asked.
