Mumbai developer booked for forging property document

Urja Properties after getting the ownership gave the shops to two branded and luxury watches company on rent from 2015 to 2020 to set up their showrooms.

A developer who had sold two shops worth Rs 2 crore 20 lakhs to another builder in 2005 has been booked for claiming his rights over the property by producing fake sale agreement with forged signatures of the owners on whose name the shops were transferred.

The accused Prakash Savla has been alleged by the complainant Deep Gangar that Savla, after transferring the shops to Gangar's company approached the city civil court in Dindoshi claiming that Gangar owns the shops and accepted payment from Savla to sell it but later refused to give possession of the same thereby misleading the court, said the police.

According to the Borivali police, Gangar's parents are partners and owners of construction firm Urja Properties Private Limited and a few years back, he was made a partner in the company. In 2005, Savla from the Sej Developers was constructing a building in Borivali west and Gangar's company had booked two shops for themselves to use them for commercial purposes in future.

"Total value of the shops was over Rs 2.20 crore and Savla after receiving Demand Drafts (DD) gave the allotment letter to the complainant's company who had agreed to clear the pending dues before the final agreement was signed. Urja Properties gradually paid the decided amount via cheque in small instalments and cleared the payment of both the shops by 2014. Both parties made an official agreement at the Sub Registrar office and Savla gave the possession letter and other transfer of property related documents," said a police officer.

In May 2018, Savla forcefully entered the showrooms with his bodyguards and after locking it, he put a board of Sej market without giving any explanation. Gangar later realised that Savla had an official possession order from the court and so he was evicting the actual owners.
