Mini-England may house new airport PAP

A ‘mini-England’ is likely to come up next to the proposed Navi Mumbai International Airport (NMIA). Cidco has prepared a plan for creating a new township, Pushpak Nagar, for the project-affected people (PAP).

The usual practice is to shift the PAP from horizontal slums to vertical ones and that too in some remote location that is completely neglected by civic authorities.

“The proposed township is spread over 26,32,569 sqm. It will have infrastructure, amenities and buildings better than modern England architecture,” said Sanjay Bhatia, Cidco vice-chairman and MD.

Pushpak Entitlement Area, as it has been demarcated, is actually Cidco’s land spread over 200 hectares near Dapoli village.

The plan is nearly ready and will soon be presented to the PAP. Approximately 5,000 families, or 10 villages, will have to be re-settled after they get displaced due to the NMIA.

The fine print has a central park, lake, community garden or open spaces, stadium, recreational zones, religious places, educational institutes, hospital, etc.

Baman Dongri and Panvel will be the nearest stations and the National Highway 4B will pass next to it. “Metro rail, which is part of the multi-modal corridor, will pass through it,” said Bhatia.

The MMRDA’s multi-modal corridor project (connecting Virar and Alibaug) also has a four-lane corridor for the BRTS and another four-lane corridor for other traffic, five-meter-wide pedestrian pathways on either side, seven-meter-wide two-lane service roads on either side, two-and-a-half-meter-wide parking lanes for four wheelers on either side, three-and-a-half-meter-wide lanes for two-wheelers on either side, and two-meter-wide footpaths on either side.

“We will give allotment letter to the PAP on the same day they give us consent to give their land for the NMIA,” said Bhatia.

According to the schedule, the township will be ready in 24 months at an estimated cost of Rs854 crore, albeit depending on the consent from the PAP. The height restriction for structures will be 53 meters due to the township being next to the airport.
