Extra FSI: One of my crucial decisions, says Prithviraj Chavan

Chief minister Prithviraj Chavan termed the decision of additional floor space index decision (FSI) for the redevelopment of old and dilapidated buildings in Navi Mumbai as one of the important decisions he has taken. This decision will benefit thousands of Navi Mumbaikars who have been living in constant fear of building collapse.

On Tuesday, Chavan accepted additional FSI for Navi Mumbai. Now, the residents who have been living in dilapidated Cidco buildings and transit camps will soon get their new homes.

The chief minister confirmed that he had already signed for 2.5 FSI for development of old and dilapidated Cidco buildings. "I have already signed for 2.5 FSI and notification regarding the same will come in a couple of days," he said.

When asked if the additional FSI decision is only for Cidco buildings, Chavan said it has been taken on the lines of Mhada. However, the timing of the decision raises questions as a public interest litigation is already pending before the Bombay high court. The court will pronounce its decision on Friday.

"I am aware about the decision and notification will be based on the decision of PIL," said Chavan.

Apart from extra FSI, Chavan accepted other demands such as rehabilitation of slum dwellers through SRA scheme and protection to project-affected people during a high-level meeting chaired by the chief minister in the presence of guardian minister Ganesh Naik, Airoli MLA Sandeep Naik, Cidco managing director Sanjay Bhatia, MMRDA commissioner UPS Madan, urban development secretary Manukumar Srivastava and other top officials.

While the chief minister has recommended redevelopment of dilapidated buildings along the lines of Mhada's projects in Mumbai, local stakeholders claim that the original tenants deserve even better. "Mhada norms stipulate that the area of the new apartment should be 270 sq feet, but that's just not enough. We can give the tenants homes with a bigger area that will allow them a comfortable life," says Vashi corporator Kishore Patkar, who is also the secretary of Cidco buildings in sector 10.

Patkar said while the state government's rules say at least 70 per cent of the tenants should give consent for a developer, in the sector 10 project, a good 96 per cent of the tenants have already consented.
