Businessman buys single apartment in Mumbai's Worli for record 120 crore

In a record real estate deal, businessman Niraj Bajaj paid Rs 120 crore for a 1,587 sqmt apartment in Worli. Housing experts say this is the most someone has paid for a single flat. The last such purchase was in 2017, when businessman Deven Mehta shelled out Rs 57.45 crore for an apartment in Lodha Altamount at Peddar Road.

Bajaj's flat is on the 50th floor in Three Sixty West apartments on Dr Annie Besant Road, which is under construction. According to the registration documents, available with DNA, the Peddar Road-resident paid Rs 6 crore as stamp duty for registration of the flat in Tower A. Along with the flat, Bajaj will also get eight car parking slots.

Bajaj is associated with Mukand Ltd and his spokesperson said the flat was bought by Bajaj in his personal capacity. Vikas Oberoi, of Oberoi builders, who are constructing the project, declined to comment.

"Earlier," said a senior real estate broker, "buyers have paid up to Rs 200 crore, but for multiple flats. The deal is expensive even for the area. It would not be wrong to call Dr Annie Besant Road the Golden Mile of Mumbai."

An earlier deal in the same building also set a record – four apartments were bought by Parle Agro Pvt Ltd for Rs 168.49 crore, their area measuring 2,866 sqmts. The company paid Rs 8.4 crore as stamp duty.
