Approval of building plans through empanelled architects has been provisioned to facilitate projects under the chief minister affordable housing scheme of 2015.
Architects empanelled by the urban development department can approve the building plan for up to 40 meters high constructions at CM Jan Awas Yojana 2015. The urban development department on Wednesday issued a notification to provision for the purpose under unified building bylaws.
According to the notification, the empanelled architects will be able to approve on building plan up to 40 meters height in the development authority and municipal areas of Ajmer, Jaipur and Jodhpur. In rest of the urban areas, they shall be able to approve a plan for buildings up to 30-meter height.
“It is a clarification to the provisions existing under the bylaws. The new notice clarifies on the height of constructions which could be approved by the empanelled architects,” says a senior urban development officer.

The recent notification has defined the height limits for the empanelled architects similar to those that were previously applicable on local urban development bodies. Thus, the projects that would be beyond consideration of the architects will be considered by the state level approval committee appointed under the CM Jan Awas scheme.
A height limit of 40 meters, approximately will suffice for approval of 12-14 storied building. Thus, a majority of the projects will be saved from the hassle to get approval from the local authorities.
The relaxation though has only been offered for the projects under chief minister affordable housing scheme. The urban development officials are not in agreement to provision the process for individual residents of the cities.
The officials insist that the relaxation has been offered as an incentive for the development of affordable housing under the state government flagship scheme.
The residents, thus, attempting to improve upon their housing by themselves will have to get them approved through the existing procedures.
