South Bopal in Ahmedabad witnesses towering rise of realty

According to realty experts in Ahmedabad, with the kind and number of schemes being launched in this area, South Bopal may emerge as the next Prahladnagar.

With the ever-growing demand for residential property in Ahmedabad, developers have zeroed in on a new area - which they have termed 'South Bopal' - to fulfil the requirements of homes in areas near the city.

According to realty experts in Ahmedabad, with the kind and number of schemes being launched in this area, South Bopal may emerge as the next Prahladnagar. Many, in fact, have started believing that it may one day replace Prahladnagar as the most popular residential destination in the city.

Around five developers, including Gala, Merline and Arohi, are active in South Bopal, having launched residential schemes there. The schemes that have been launched or are about to be launched are semi-luxurious, luxurious or high-end, comprising two- to four-BHK homes.

Safal Infrastructure Pvt Ltd has plans to construct around 1,100 units in two phases in South Bopal and is looking to establish one or two more phases, which will include an additional 200 units, within five months.

"We have received an unimaginable response from potential buyers for two- and three-BHK flats. We are now planning to build four-BHK high-end apartments in the next phase," said Rajesh Brahmbhatt, MD, Safal Infrastructure.

Realty experts cite the reason for this demand as the bullish trend in the stock markets and the improvement in the overall economy in recent times. "South Bopal is emerging as the next destination for residential schemes because of the benefits of being close to the Sarkhej-Gandhinagar Highway, which is now considered the centre of the city just as CG Road and Ashram Road were earlier," said Hitesh Shah, director (residential), Space Management Ltd.

What is more important is that South Bopal falls under the announced town-planning scheme of Bopal, which has been declared an R1 zone, allowing developers to construct 12-storey buildings of height up to 40 metres. Also, the area adjoining South Bopal is an R3 zone, or green land. This will allow greater open space and fresh air for the residents of the area.

"Ahmedabad Urban Development Authority (AUDA), the developing authority for Bopal, is creating the required infrastructure in the area which includes South Bopal. Even the developers there are following the guidelines issued by the Auda as per the plan," said a senior Auda official.
