A lower promenade has now been included in revised plan; but no major changes made in land usage for recreational purpose.
The Gujarat government has approved the revised development plan for Sabarmati Riverfront, under which land has been allotted for various purposes.
The government will now initiate the process of preparation of General Development Control Regulation (GDCR). The AMC standing committee acknowledged this land usage under revised development plan at its meeting on Thursday.
Of the 200 hectare of reclaimed land for the Sabarmati Riverfront, 28 hectare land will be allotted for commercial use. Land between Gandhi bridge and Nehru bridge and portions along eastern bank of the Sabarmati near Dadhichi bridge and Sardar bridge were declared as commercial zones.
However, there are some changes in the revised development plan as there was no lower promenade in the proposal sent to the government when the reclaimed land was transferred to the Sabarmati Riverfront Development Corporation Ltd (SRFDCL).
The lower promenade has now been included and work along 4 km of western bank of the river is in the final stage of completion, said Captain Dilip Mahajan, executive director of SRFDCL.
Mahajan further said that roads need to be built over sewerage lines so that they can be maintained properly in future. He also said that there will no major changes in land usage for commercial or recreational purposes.
“Generally it takes around 3-4 years for approval of development plans but state government has approved it in a record three-month time,” he added.
The standing committee also passed a proposal of 20% cost allocation for basic civic amenities viz. roads, drainage, lights and water pipelines to all residential complexes. Earlier, the civic body used to provide these facilities to only ground floor establishments with less than 100 square metre carpet area.
The grants given to corporators can also be used to provide such basic amenities, said Bhupendra Patel, chairman of AMC’s standing committee.
