Government will be notifying 89 urban areas as development areas to provide more space for construction of hospitals, schools, houses, and other infrastructure
Delhiites looking for affordable houses can now take heart as the Capital is all set to get 25 lakh housing units in the next 10 years. For the purpose, the Delhi government will notify 89 urban areas as development areas, providing more space for construction of hospitals, schools, residential houses, and other basic infrastructure.
"The government had promised to implement this land pooling scheme during the municipal elections. We have initiated the process. By next week, all these areas will be declared as development areas under Section 12 of the Delhi Development Authority (DDA) Act. We can then get the work started," Delhi Urban Development Minister Satyendar Jain said on Thursday.
Afterwards, in all, Delhi will have 94 development areas. The peripheral villages, or those bordering with Haryana, have not been included in the list. The DDA had notified the policy in June, 2015, and the decision to notify them as urban areas had been lying pending since then.
A senior DDA official said:"Farmers, too, will benefit from the scheme. They have nothing to lose as they will get extra land in return. The farmers in these villages, who could not make much from the produce, were facing a hard time selling their land, which will not be a problem anymore."
Under the proposed policy, if a farmer or a group of farmers gives more than 20 hectares (50 acres) of land to the DDA, the authority will return 60 per cent of the land to them after developing it. For less than 20 hectares, DDA will return 40 per cent of the land. On the rest of the land, DDA will provide common facilities, such as roads, sewers, and water supply.
"With this, houses in Delhi will become more affordable. More and more multi-storeyed buildings will come up on this land,"Jain added.
Giving rest to the rumours that Lieutenant Governor (LG) Anil Baijal bypassed the Arvind Kejriwal-led government and notified the urban areas, Jain said there was no such conflict and everything was moving in coordination.
"Not only this, the DDA has also agreed to give the land for hospitals and schools to the Delhi government free of cost," Jain said, while explaining the use of development areas.
