"The trend began since five to six years and people prefer to have their home in Goa after retirement," feels Datta Naik, former president, confederation of Real Estate Developers Association of India (CRDAI), Goa Unit.
"Pleasant weather, urbanised state with good medical infrastructure, peaceful and hospitable society are the main factors which lure retired people from metros to settle down in Goa," he said.
"You can sell your flat in Pune or Mumbai and purchase a bunglow in Goa and you will still save money. The real estate prices here at comparatively cheaper, which is another USP of the state," Naik said.
The real estate developers feel that the trend of retired people settling in Goa is gradually picking up and it has emerged as yet another sector in the building industry, which could be tapped.
"The infrastructure in Goa is supportive to the life after retirement. Goa's rich culture, warm people, clean environment, no pollution, pleasant claimate, diverse flora and fauna, tempting seafood and gorgeous beaches makes it the place to be," Vinay Bhasin, co-founder, Mumbai-based Palacio Group, said.
Palacio group is amongst the few real estate developers trying to encash on this trend and has planned a luxury retirement home at Goa Velha, a village 10 kms away from Panaji.
The group also plans to launch four more projects in Goa at Taleigao, Calangute, Pilerne and Dona Paula.
Bhasin said that excellent medical infrastructure with 32 government hospitals and 106 private medical facilities makes Goa, a place with one of the highest doctor to patient and hospital bed to population ratios in the country.
The group heralding an unique retirement home concept offers all the facilities required for the aged people in the complex with the precondition that at least one of the family member should be 55 plus aged.
The concept is not to construct an old age home. But we intend to provide all the facilities which a person after retirement wants next door, he added.
