Gandhinagar: The new 'Regulation for Residential Township (RRP) 2009', which the state government has cleared and may make it public this week, is likely to confuse the average realtors. The confusion may stem from the fact that the government has changed the fundamental concept of floor space index (FSI) in the RRP 2009.
According to highly placed sources in the state government, the permissible FSI in the new regulation shall be the sum of average floor space index (AFSI) and premium floor space index (PFSI), irrespective of the FSI prescribed within any zone. The AFSI shall be the ratio of the sum of the permissible FSI multiplied by the area of land in the respective equivalent FSI to the total area of the township.
The AFSI shall be permitted without any charges. The PFSI shall mean any FSI demanded by the township developer which exceeds the AFSI. The PFSI shall be permitted on payment to the competent authority. For 0 to 0.5 PFSI, rates will be 40% of the prevalent Jantri rates, for more than 0.5 and up to 1.0 it will be at 50% of the Jantri rates. The maximum PFSI shall not exceed 1.0 limit. The PFSI shall be on the basic of net building unit/plot area. For this purpose the net building area shall mean area of the township excluding the land included for cross over infrastructure and for public purpose infrastructure.
