Skyscrapers on BRTS routes

Plans are afoot to increase FSI on proposed BRTS corridor which may allow highrises on the route.

If everything goes as planned, the 120-kilometre stretch of the Bus Rapid Transit System (BRTS) will get an additional floor space index (FSI) soon. The Ahmedabad Janmarg Limited (AJL), a company floated by the Ahmedabad Municipal Corporation (AMC), has proposed to raise the FSI for the project to 2.8 from the current 1.8. A detailed project report (DPR) has also been submitted to the state and central governments for approval.

According to a source, plan is afoot for increasing 1 FSI at around 200-500 metre area around the BRTS corridor. Under the previously sanctioned 1.8 FSI, builders could construct anywhere between 5-10 floors. But, if the proposal under consideration is approved, it will allow the builders to construct around 15 floors.

If builders get the benefit of higher FSI, the move will also press affordable schemes in the vicinity of BRTS. City experts involved in studying the proposal believe that the success of the BRTS will play a pivotal role in shaping policy for the proposed higher FSI.

"The DPR has been submitted to the central government and the proposal is being considered seriously. However, we will wait and study the success of the BRTS before making any move. We would also be examining the size of the plots which are being considered because it would be unwise to increase FSI of the plots if they are located in small areas," said an expert.

However, senior officials claim that the proposal is still being worked out. "We are waiting for the launch of the BRTS buses. We will take the decision only after studying the traffic on the BRTS stretches," said a source in the state urban development department. Increase in the FSI is being pitched to change the land use pattern along the BRTS route.  According to the AJL officials, the city's BRTS model is similar to that of Curitaba in Brazil. Curitaba was the first city in the world to have created a road hierarchy by combining land control system with public transport services.

Prominent builder Vijay Shah said that it would be a boon for builders if FSI is increased to 2.8 FSI. "The proposal is being discussed for a long time now, but hasn't yet received a nod from the government. However, talks about an increase in the FSI have sparked land deals along the BRTS corridor. If the proposal of additional FSI is approved, builders would be able to come up with affordable schemes for the citizens," added Shah.

AJL officials believe that the move will make the area around BRTS corridor affordable, besides, if high-rise buildings come up near BRTS corridor it will also add to the beauty of the area.

According to a realty expert, along with FSI, the authority should also consider increasing the ground coverage. "As ground coverage increases along with FSI, it allows the developer to construct tall buildings. The government can allow fix some specific height for the construction of a building,'' he said.
