Realtors lure customers with novel technology

Aerated blocks replaced traditional bricks; wooden & aluminum windows have made way for UPVC, among other new offers.

Moving beyond bricks and mortar, real estate developers are adopting new technology to woo customers. Despite rise in input cost, developers are opting for novel products and materials to gain the ultimate competitive edge.

Developers have started using aerated blocks in place of traditional bricks as they are more durable and light-weight despite costing 30% more. "Use of aerated blocks helps to reduce the number of joints in the wall resulting in higher finishing quality. Moreover, aerated blocks are moisture-resistant," said Dipak Patel, managing director of Siddhi Developers.

Wooden and aluminum windows and doors have made way for UPVC as it provides maximum resistance against wind and fire, highest water tightness, sound insulation and stability against ultra-violet rays. The energy-efficient product also adds to the aesthetics of the house giving it a customised look, apart from the longevity factor.

In addition, developers are using fibre optical cables to provide video-conferencing facility on intercom as part of the modern security system not only in residential but also in commercial projects. "We have installed the system which allows customers to get video calling facility on intercom free of cost within the complex. We will also link it with other buildings to make the communication faster and simpler," said Uday Vora, chairman of HN Safal Group.
This facility also provides customers with other services such as IPTV, voice and data services, DTH, community networking, vehicle management system and office and home automation.

With labour crunch adding to developers' woes and deadlines looming, they are coming up with pre-fabricated structures.

"Though pre-fabricated structure is costlier by 10%, it helps us in saving around six to eight months. Moreover, saving interest cost and higher stability are offshoots of the product," said Jatin Gupta, managing director of JP Iscon Ltd.

Centralised air-conditioning system, which helps in reducing maintenance cost, is also being offered by developers in addition to libraries and gymnasiums. However, the liability of maintaining these facilities will be on customers. Realtors have also started using solar lights to illuminate streetlights so that customers get reliable power at almost no cost.

Gupta said that competition is so tough that one has to offer something new to the customers to get that competitive edge. "Moreover, customers are demanding good products and are ready to pay for the same, encouraging developers to bring new technologies and give more amenities," added Gupta.
