Gujarat should be role model for India, says new Credai vice-president

The government should promote high density through vertical development for addressing concerns of affordable housing, says Jaxay Shah, newly elected vice-president of the Confederation of Real Estate Developers' Associations of India (Credai). Shah shared his vision and mission along with concerns for realty sector, in a talk with DNA. Excerpts:

What is your vision and mission as vice-president of Credai?
At Credai Gujarat we have promoted the business of ethics, prosperity with development and unity among developers. We also want to do the same at the national level. We want to spread the message of unity in the real estate fraternity.

Gujarat should be a role model for India as the activities we have carried out such as technical tours, seminars, lectures  are not done by other states.

For the first time Gujarat has got five representatives in Credai. What is your take on this?
It's a proud moment for Gujarat. I am happy, but it is a challenge for Gujarat Credai to show what it is capable of. It also means that development of the state has got recognition at the national level.

Earlier, everybody talked about Gujarat but no one came and really saw the development. This is why we hosted the annual general meeting of Credai in Ahmedabad. We hope to get more developers foraying in the Gujarat market.

What are the challenges faced by the real estate industry?
There are some challenges before the real estate sector in India such as affordable housing, environmental concerns to name a few. The developers do not want to run away from their responsibility with regard to environment.

The real estate industry does not increase air, water, noise or land pollution. As Credai office-bearers have direct nominations in national level committees, we can represent our concerns to various authorities and find out solution to our problems. The developers and the authorities should work collectively. 

How will you address the problem of affordable housing?
The developers can provide affordable housing only if high density through vertical development is promoted. Urban planning does not only affect development and construction, but law and order problems, stress level, infrastructure, transportation starts from urban planning.

The government should create a consolidated green buffer like Central Park in New York and promote a central business district.
