The Navrangpura police on Wednesday caught a land broker who allegedly duped the Bakeri Engineering and Infrastructure (BEI) company of Rs15 lakh.

The broker had tried selling ‘tribal land’ to the BEI by producing old documents. By the time the company realised that it had been cheated, BEI had already paid Rs15 lakh advance.

According to UD Jadeja, Navrangpura police sub-inspector, the land broker, identified as Bharatsinh Gohil, a resident of Bopal, with his two accomplices approached the real estate company with the documents which related to land located in Dharji village in Bavla taluka in Ahmedabad.

Police said the land belongs to a tribal community known as Padhar. Under section 73AA of the Bombay Land Act, the land belonging to tribals can’t be transferred to a tribal or a non-tribal without getting previous sanction from the government. Padhar is a tribal community who live in Ahmedabad’s rural areas.

"The land broker approached the company officials with the documents keeping them in the dark about the sections of the Act. The officials had earlier dealt with Gohil so they trusted him and paid Rs15 lakh in advance. A couple of days later, when the company verified the documents they realised the fraud committed by Gohil," said Jadeja.

The FIR was lodged by a company official Rakesh D Raval, against Bharatsinh Gohil and his two accomplices. Cops arrested Gohil on Wednesday while his two accomplices are still at large.
When the cops contacted the owner of the land Rupa Jairambhai, they came to know that he possessed only 2 bigha land and never wanted to sell it.

Sources in the BEI told DNA that the company usually purchases land through brokers, and a successful deal had already been finalised with Gohil. "We trusted him and gave him the advance without properly scrutinising the documents," a source in the company said.
