Shiv Sena leader and Maharashtra minister for state housing Ravindra Waikar has protested his own government's decision of reducing the size of a portion of a tenement offered under the slum rehabilitation area (SRA) project scheme under the development control and promotion rules (DCPR), 2034.

Waikar said project-affected people (PAP) were earlier given 340 sq.ft properties. The state government, while approving the DCPR, has put a cap on 300 sq.ft area. "This move would be an injustice to the people who are now going for redevelopment. In my constituency, many SRA projects featured 340 sq.ft area houses. If there are people who now get just 300 sq.ft houses, they would feel cheated after having waited for several years," Waikar said.

He said he met Chief Minister Devendra Fadnavis and raised this issue recently. He also requested immediate rectification to avoid further complications. "There cannot be two rules for the same slum dwellers. Besides, Mumbai has several other slum redevelopment projects. The state government should not deprive these people of what are their legitimate demands to a bigger house. I am going to write to Fadnavis again to demand a change in the rule," Waikar told DNA.

"If in Prime Minister Awas Yojana, we are giving 340 sq.ft houses to economically weaker sections of the population, then why are SRA people getting the same space? There should be a uniformity in government decisions. Elections are around the corner, we have to face the people," Waikar said.

In Mumbai, 1,074 SRA projects are ongoing, while 1,900 SRA projects were approved.

A senior government official from the housing department said they had appointed a committee under the SRA CEO in January 2018 to conduct an impact analysis of SRA projects in Mumbai. "This committee had suggested a cap on 300 sq.ft of rehab houses in SRA projects. Now, there is no fungible FSI. Even earlier, we used to give 300 sq.ft houses while the additional 40 sq.ft area was given by the developer at his own cost. This additional space was an option, although most developers prefer to give this space to SRA-affected people in redevelopment," a housing department official said, requesting anonymity.
