Relief for city-dwellers: MahaRERA may take redevelopment projects within its ambit

According to housing experts, if redevelopment projects are included within MahaRERA's ambit, more than five lakh families — part of projects involving revamp — will be benefitted.

While the Maharashtra Real Estate Regulatory Authority (MahaRERA) has been doing good work on various fronts, there's one thing that many expect the housing authority to add to its to-do list. The MahaRERA is expected to take up redevelopment projects too. According to housing experts, if redevelopment projects are included within MahaRERA's ambit, more than five lakh families — part of projects involving revamp — will be benefitted.

The MahaRERA offers quick relief in real estate. However, the housing authority doesn't take up matters pertaining to redevelopment if societies complain against the developer. The chief reason behind this is that societies are considered as promoters of the project concerned.

According to Ramesh Prabhu, Chairman of Maharashtra Societies Welfare Association (MSWA), an umbrella body of housing societies across the state, there are close to 10,000 buildings comprising a minimum of five lakh families that will be impacted by this decision.

Prabhu said if all redevelopment projects are brought under the MahaRERA, societies that are currently forced to approach courts, will be relieved. "In MahaRERA they will get relief within a few months, and it will also have an impact on the developer. Issues like rent, delay in possession and so on can be easily solved by the MahaRERA without going through a lengthy process," Prabhu added.

The government on several occasions has announced that redevelopment projects would be brought under the ambit of MahaRERA. Most projects in the city currently involve redevelopment. While in the southern part of the city, close to 3,000 housing societies were constructed before 1970, in the suburbs, close to 7,000 buildings need redevelopment as they were built before 1990.

Vasant Prabhu, Secretary, MahaRERA, confirmed that the rehab component of SRA and redevelopment projects do not fall under SRA yet.

The MahaRERA, until December 27, has received 5,211 complaints. Orders have been passed in 3,247 cases and 1,964 cases are in the process of being heard.
