MHADA's Mumbai Board chairman seeks to rethink prices of homes under lottery

If you feel that the prices of homes put for sale via lottery by MHADA's Mumbai board are high, then you aren't alone. Even Madhu Chavan, the chairman of MHADA's Mumbai Board, which is conducting the lottery feels the same. He even wrote a letter to the vice president and CEO of MHADA, asking him to think seriously about reducing the prices. His letter, a copy of which is available with DNA, has put the administration in a fix.

What has surprised many in Maharashtra Housing and Area Development Authority (MHADA) is that the chairman Madhu Chavan himself had taken a press conference a week ago and announced the lottery and even the rates. However, now he has gone ahead and written a letter asking for rates to be slashed. This year MHADA has 1,384 homes in the lottery of which three most expensive homes priced at Rs 5.80 crore, Rs 5.13 crore and Rs 4.99 crore are located in Cumbala Hill. There are many homes that cost way above Rs 1 crore and the prices of homes received a lot of flak from various sections of the society. The lottery is scheduled to be held on December 16, the last date for application is December 10.

The subject of the letter states, "To rethink about the prices of the homes being sold in MHADA's Mumbai Board lottery 2018."

The letter goes in details where Chavan has mentioned that after the prices of the houses in various categories, including the Economically Weaker Section, Lower Income Group, Middle Income Group and Higher Income Group were declared, MHADA started receiving a lot of criticism and many people had expressed their dissatisfaction over the prices of the homes.

Chavan in the letter stated, "We in comparison of previous years have reduced the prices of the homes, and the decision of reducing the prices of the homes was a unanimous decision. However, taking into consideration the dissatisfaction expressed by the public we need to rethink on the prices of the homes. As the lottery application is in the process, we can still think about it."

Out of the 1,384 homes put on sale via lottery, 1,287 homes belong to Mumbai Board, which either they have constructed or have got under the housing stock scheme. The remaining 78 homes are those which Mumbai Board received from the Mumbai Repair and Reconstruction Board. Chavan has asked, that to consider the expense incurred on construction of the homes by the board and also combine the homes received for free by the board and then think whether by doing this the rates can be reduced.

He also suggested that while calculating the cost of the homes, MHADA should consider the construction cost and some percentage of profit, this will benefit both MHADA and even common public. He also asked for an immediate meeting by the month end to be held on this.
