Maharashtra: Now, check RERA ruling on website

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has introduced a Standard Operating Procedure (SOP) to deal with complaints regarding unregistered projects. Under the new SOP, the informant must submit the details about such projects on its website under the non-registration tab and request a hearing. The authority will upload the ruling on its website.

The housing authority — which accepted complaints regarding unregistered property projects over email and website — has also stated that in order to request for a hearing on their complaint, the complainant must pay a fee of Rs 5,000.

After receiving the application, MahaRERA assigns it to a technical officer. The officer then scrutinises the application and also meets the promoter and the site in question. The informant can view the real-time status of their application.

After scrutinising the application, the technical officer will directly schedule a hearing with the authority. On the date of the hearing, the complainant must provide a declaration that the copy of the complaint, along with hearing details, has been duly served upon the respondent. After hearing, the ruling will be uploaded on the MahaRERA website.

According to the authority, the decision to simplify the process was taken after detailed talks with all the stakeholders. The main aim of MahaRERA is to bring transparency in the real estate sector. All ongoing projects need to be registered with the authority before they start selling their flats to a homebuyer. The housing authority deals in complaints related to registered projects so that people get timely justice. So far, 18,676 projects have been granted permission by the authority. MahaRERA has passed orders in 3,147 cases of the 4,966 complaints it has received.
