Maharashtra government okays 2.5 FSI for rehab projects

The state government has authorised the Pimpri Chinchwad New Town Development Authority (PCNTDA) to allow 2.5 floor space index (FSI) for the rehabilitation projects being planned under basic services to urban poor (BSUP) scheme. 

PCNTDA chief executive officer Suhas Divase told DNA, “The provision for 2.5 FSI will help slum rehabilitation projects being constructed on PCNTDA land.” 

The authority has proposed to set up a housing project for middle income group (MIG) and low income group (LIG) on a public-private-partnership (PPP) basis in sector 12 on 143.32 acres of land belonging to PCNTDA in Bhosari.

The residential township will be the first under JNNURM (Jawaharlal Nehru national urban renewal mission) on a PPP basis in Pradhikaran. The PCNDTA has made a provision of Rs100 crore for the project. 

Around 15,000 houses will built in the township and nearly 5,000 houses will be for LIG. The area of the LIG flats will be 377 sq ft. For MIG, there is provision of constructing 2,023 houses of nearly 570 sq ft and 770 sq ft. The flats will be sold for Rs1,500 to 2,000 per sq ft. The special township will have schools, autorickshaw stand, vegetable market and health centres.

Divase said, “The PCNTDA had applied for 2.5 FSI separately for the project earlier. But according to the state government resolution, every housing project under BSUP will provided 2.5 FSI.”

PCNTDA, popularly known as Pradhikaran, was formed in 1972 to provide affordable housing for industrial workers of Pimpri-Chinchwad.

Parts of the villages of Bhosari, Chikhali, Moshi, Nigdi, Akurdi, Ravet and Chinchwad were also included in PCNTDA.
