Maharashtra government nod for revised Development Plan 2034

The Maharashtra government approved excluded parts of city’s development plan (DP) 2034, on Saturday.  The approved DP will come to effect from September 1.

The affected parties of proposed development of metro car shed at Aarey and tribals from the Sanjay Gandhi National Park will be given space for due rehabilitation, as per approved DP. The uniform floor space index (FSI) and transfer of development rights (TDR) policy will be applicable in city and suburban areas. For development of commercial spaces and residential areas, the developers will have to pay a premium for the fungible FSI. This will be 60 per cent of the government rates. This amount has to be paid to the respective local body. While store-room height for small and big retailers will be up to 6 metre, additional FSI will be granted as the width of the road is set according to the proposed development plan. This additional space can be used by developers to regularise or accommodate the illegal constructions along with the roads. 

As per the approved DP, government has demarcated special development zone where affordable houses can be constructed. For this, minimum area should be 2 hectare and more. For defunct and non-functioning textile mills land, the affordable housing projects can be undertaken. Besides, more recreation and open spaces can be created with the help of BMC. While developing these mill lands, people who stay in the chawl of these lands will get 405 sq ft carpet area in redevelopment.  While redeveloping old buildings and MHADA buildings, 51 per cent consent of tenants and residents is mandatory. This move pushes and boosts more redevelopments. For private and non-reserved lands, the transit camps will be permitted to construct so that more redevelopment projects take place in city. 

While redeveloping the slums, the developers or the promoters have to keep maximum open space around the proposed buildings. This will help to construct more environment-friendly buildings where people’s health will be better due to proper sunlight and ventilation.

GREEN APPROACH

  • In the approved DP, government has tried to maintain more open and green spaces.
     
  • No constructions will be permitted on the open spaces. The eco-sensitive areas and parts like salt pans, mangrove lands, coastal regulation zones, river beds, nonde, hills and reservoirs and nullahs are protected from constructions
