Maharashtra government mulls to open industrial units for low cost housing

Maharashtra government has planned to bring in a new policy for the utilisation of land of closed industrial units. The units are situated in the MIDC run 285 industrial estates spread over 85,000 hectares across Maharashtra. As per the new policy, the plot of an individual industrial unit or cluster of units situated on 50,000 sq mt can be used 60 per cent for industrial purpose and balance 40 per cent for housing. The policy aims to utilise the closed industrial units to create low-cost housing and provide flip to the industrial sector which is currently experiencing a slump.

However, the revised policy will come into effect with three riders. The industrial unit should be closed for at least five years and following redevelopment permission will be given to information technology, IT-enabled services and non-polluting industries on 60 per cent of the plot. The rest 40 per cent land will be given to construct affordable houses on a preferential basis under the Prime Minister Awas Yojana(PMAY). The government proposes to provide a four-floor space index (FSI) to make it a viable proposition for the takers.

An officer from the state industries department told DNA,'' As per the MIDC's original Development Control Regulations, 80 per cent land will be used for industrial while 20 per cent for supporting services. The policy changed and subsequently state IT Policy allowed 60 per cent for industrial, 20 per cent for financial services and 20 per cent for commercial and other supporting services. The currently proposed policy will offer 60 per cent for industrial and 40 per cent for housing.'' He informed that the government will amend the MIDC's DCR for the implementation of revised policy.

The MIDC has embarked on groundwork required to bring this plan to action and subsequent fruition.

'' MIDC is currently compiling details with regard to plots occupied by closed industrial units which can be reused for industrial and residential purposes,'' the officer concluded.
