Almost three months after the Mumbai board of the Maharashtra Housing and Area Development Authority (MHADA) decided to opt for housing stock instead of earning premium from the redevelopment of colonies in the city, the first proposal itself has given house hunters something to cheer about.
A proposal cleared by the board in a meeting held on Thursday, a portion of the middle income group (MIG) colony in Bandra will redeveloped, and the Mumbai board is set to get close to 40,000 square feet from the proposal.
“This means that we can have close to 40,000 sq ft of affordable houses which can be sold through lottery approximately by 2012,” said Mumbai board chairman Amarajit Singh Manhas. He said that this was possible only because of a decision taken by the board in September. “We decided to opt for housing stock instead of only earning premium in redevelopment of our colonies under the development control regulation 33 (5). After the decision, nine buildings submitted a first fresh proposal for redevelopment. Though the construction work is already on as per the old proposal, we will now get approximately 100 houses of 400 sq ft each,” added Manhas.
These nine buildings located at MIG colony in Bandra (East), with a total area of 5,133 square metres. The societies of these buildings had submitted a proposal for redevelopment in 2005 with 2.4 floor space index (FSI) and were getting 12,319.20 sq mt of construction area. Now, since the permissible FSI applicable is 2.5, the society will get an additional area of 6,518.40 sq mt.
“One-third share this area will be for the society, while the rest two-thirds — close to 4,000 sq mt (40,000 sq feet) — will belong to the board. The exact area of the tenements will now be worked out by our architects after examining the layout of the plots,” added Manhas.
The Mumbai board can also get a whooping 95,28,032 sq mt of additional housing space if all its 104 colonies are redeveloped under section 33 (5) of the Mhada Act. The chief minister, during the winter session of the state assembly, had lauded the decision taken by the Mumbai board. What it means is that existing colonies of the board can go for redevelopment and the authority can get additional housing stock which will then be sold through lottery.
