Additional FSI for MMR likely

Chief minister Prithviraj Chavan on Friday hinted at additional Floor Space Index (FSI) for the townships on the outskirt of metros like Mumbai. The government is seriously considering the global FSI up to  2 for the townships on an area of 100 acres and more in the Mumbai Metropolitan Region (MMR).

Chavan said his government was keen on encouraging the development around the cities like Mumbai, which is highly saturated due to the infrastructure development.
He also mentioned that the decision about the additional FSI for the township on the land owned by the developers will be taken soon. “It would be up to 2 from the existing 0.5 FSI. The responsibility of building the infrastructure for the township would be that of the developer himself. The decision related to the additional FSI would be taken soon,” he said.
The government believes that the incentivised policy of FSI allocation would help the development in Mumbai Metropolitan Region discounting Mumbai, which is dealing with land crunch.
The townships in and around the suburbs would help in addition sizable housing stock. The issue was discussed in the meeting between the government and the associations of the developers a couple of days ago.
Chavan also announced an in-house committee to review the scope of work of the High Rise Committee (HRC). After the government learnt that the terms of references of the HRC and the Environment Impact Assessment Committee were overlapping, it has decided to study the scope of both. The decision about the upper cap on the height of the building ia also expected to be taken soon. While the associations of the builders have been claiming the existing cap of 70 meter on the building height was unjustified, the BMC has proposed to increase it by 120 meters. The committee is expected to arrive on a via-media. Chavan said that he was of the opinion that there is no need of the HRC and the audit by the reputed architect for any project.
