Envisaged as the first vacation city of India, the  ‘Jaipur Mega Tourism City’ also known as ‘Appu Ghar’ remains a distant destination as the completion timeline stands extended to March 2021. The extension though has come as a relief for the promoters, the delay has been disappointing for those to have invested in the project.

The Jaipur Development Authority (JDA), meanwhile defends the decision for extending the duration. “The company to have been handed over the project has requested for the extension on behalf of delay due to legal cases and were granted the extension in accordance to the land allocation agreement,” says JDA Zone 13 deputy commissioner Birdhi Chand Gangwal. Delay has been destiny of the ‘Mega Tourism City’ proposed over 300 acres along National Highway 8.

The Jaipur Development Authority had allotted the land to International Amusement Limited (IAL) in 2006 for a period of 99 years. The project, however, soon entered litigation and it was in 2012 that the promoters announced to officially launch the project. The project was to offer amusement park, water park, golf course and other entertainment facilities. Yet it had been only the golf course that saw light of day in 2015, again against the proposed 18 hole golf course, the ‘Royal Jaipur Golf Course’ to get operational at the ‘Appu Ghar’ remain to be a 9 hole one. The work on amusement park and other projects remain pending.

Even as officials of the promoter company remain unavailable to comment on the delay and possible completion day, the JDA officials say that an action can only be made after the extended duration is over.

Investors on a ride

In 2012 the promoter group has declared to have overcome the ‘legal hurdles’ and offered upto 12 per cent assured returns on investment on properties and along golf course. However, those to have found the offer attractive are now subject to repent their decision.

There are nearly two hundred such investors who have neither received the property they invested for nor do they receive the assured return. An extension of the project completion has further extended the wait for possession of the property.
