In a decision that would boost vertical development in the smaller cities, and along transport corridors in bigger cities, the state government has relaxed certain requirements in relation to road width in the final notification of the General Development Control Regulation (GDCR). The final notification was issued on Monday.In cities like Ahmedabad, Floor Space Index (FSI) of 4 is allowed for constructions within 200 metres of transport corridors such as BRTS. However, for this, road width of 18 metre was a must so far. A senior official said that in the final notification, FSI of 4 has been allowed even in cases where the road width is less than 18 metre."The idea is to encourage construction activity along transport corridors, and hence this relaxation," said Mukesh Puri, principal secretary, urban development department. However, the realtors' demand to increase FSI from 0.3 to 1.2 in R3 zone has not been accepted.Similarly, in some cities such as Vapi, Valsad and Navsari, maximum building height of 25 metre was allowed so far along 18-metre wide roads. In the final notification, construction of up to 45 metre height has been allowed. Maximum height permissible along 12-metre wide roads has been increased from 25 metre to 30 metre."These modifications in the GDCR notification will allow vertical development even in these smaller cities. The constructions would be more airy, and also have more natural light," said an official.In another change, which is unlikely to go well with developers, deduction of 20% has been introduced for NA plots which are bigger than 1,000 sq mt, and have also received development permission. There was no deduction for such plots earlier. However, an official of the urban development department said that plots of up to 1,000 sq mt would be exempt from deduction.The state government had approved the preliminary notification on March 31. However, due to several representations by real estate developers, many changes have been made in the final notification.Officials said that a few changes have also been made with regards to open spaces in the case of industrial plots. The final notification allows for leaving 25% open space on any side in a gaam-tal. So far, it was mandatory to leave open space on the front side.
