MMRDA’s ambition scales new heights

MUMBAI: What is it that Mumbai lacks to be projected as a world-class city? Officials of the Mumbai Metropolitan Region Development Authority (MMRDA) believe it is “an iconic tall super structure” that can be promoted internationally.

The authority, it is learnt, has prepared a presentation that stresses that only a building with at least 100 floors, like Kuala Lumpur’s Petronas Towers, New York’s Empire State Building, or Dubai’s The Burj can define Mumbai as a global city.

According to a source in the authority, the presentation — a copy of which is with DNA — was to be made to former chief minister Vilasrao Deshmukh. But the change of guard in the wake of last month’s terror strikes has delayed things.

Though there has been no work on the proposed tower so far, the source said the idea struck top MMRDA officials on a recent visit to Southeast Asia, including Kuala Lumpur.

As per the presentation, vacant land adjacent to the Wadala truck terminal would be ideal for the tower. The area is soon going to be a hub of activity with the metro and monorail projects passing there. According to top MMRDA officials, the land is also strategically located keeping in mind connectivity and the city’s future growth.  

The presentation says the tower will have 60 lakh sq feet of office space with at least 100 storeys. The expected period of construction is 24 years and the land proposed for development is 1.40 lakh sq metres. The total built-up area (with FSI 4) is expected to be 5.60 lakh sq metres, according to the presentation. But the project may violate height restriction norms set by the Airports Authority of India for Mumbai and thus require special permission from the Union civil aviation ministry.
