Speaking on the second day of a conference-cum-exhibition on redevelopment, MP Sanjay Nirupam cited the city’s myriad housing problems and urged developers to take up low-cost housing. The event was organised by DNA Property in association with Maharashtra Societies Welfare Association (MSWA) at the NSE grounds, Goregaon.
Concerned about the sudden jump in the property prices, Nirupam said, “We do not have affordable homes in the city. No one except Mhada is providing low-cost housing. While developers should be doing business, I would request them to move forward to the concept of low-cost housing as part of their social responsibility.” He added, “A sizeable population of the city looks forward to owning one- and two-BHK flats. Developers should take note of the problems faced by people, and provide for flats at a low cost. They have done a tremendous job in building colonies in city.”
While Nirupam spoke about low-cost housing, most speakers addressed issues that dealt with taxation, deemed conveyance, project management consultants and FSI. These issues were tackled by Anil Darshatkar, former MHADA chief architect, MLA Krishna Hegde, Nayan Shah of Mayfair, CA Vimal Punamiya, architects Pankaj Shah and Reza Kabul, and CA Ramesh Prabhu.
Most of the issues were addressed through question-and-answer sessions. They were conducted at regular intervals after brief presentations by the dignitaries; over 1,000 housing societies participated in the day-long conference.
One of the questions raised was, “If the owner and builder are not traceable or have died, how should one obtain the deemed conveyance?”
Prabhu replied, “In that case you need to go to the competent authority, and get the deemed conveyance from them. If Mhada has leased the property to the BMC, then approach the BMC for the conveyance.”
Part of the audience wanted to know why MHADA was not looking to expanding its base in Navi Mumbai. Answering as a former member of the MHADA Board (Mumbai), Hegde said, “We will certainly put forward this proposal to the CM, so that people benefit from it.”
Lalit Hirani, vice president, Shamik’s Enterprise Pvt. Ltd., said, “This event is an excellent platform for societies, developers, and other professionals. A lot of brainstorming takes place where people are exposed to issues that they do not see, from the developers’ point of view. With this conference they will know how the process of redevelopment works.”
