Extend the ambit of rental housing scheme to Navi Mumbai and the Maharashtra Industrial Development Corporation (MIDC) areas.

This suggestion was given by a committee appointed by the state to recommend changes to the project, said MMRDA commissioner Rahul Asthana.

In the MIDC areas, residential plots can be used for the purpose. The MMRDA has given clearances for 39 rental housing projects, which will have 90,000 flats in areas like Kalyan, Panvel and Thane. Construction has started on 17 sites with 30,000 tenements.

According to the original scheme, people with a minimum monthly income of Rs5,000 and domiciled in Maharashtra would be eligible for renting the houses, which would have a rent of Rs800 to Rs1,500 per month.

The panel recommended that the scheme be converted into an affordable housing one, increase the size of the tenements from 160 sqft carpet area to 320 sqft and and also reduce density and allow the developer to use less amount of FSI instead of the present provisions which make it necessary for 4 FSI to be utilised. The state is yet to decide on the recommendations.
