The story of Pratibha should bring some hope to the flat owners at Adarsh, who are staring at a gloomy future after the environment ministry ordered the demolition of the controversial building.
Saidale cooperative housing society — officially known as Pratibha — located on Altamount Road, faced partial demolition in 1980 for violating FSI norms. Three decades on, the building with high profile flat owners like Lata Mangeshkar and Mukesh Ambani is ready to rise taller and better.

The government and the Bombay high court have allowed reconstruction of the building. According to the plan submitted by the society to the Brihanmumbai Municipal Corporation, the reconstructed building will have 49 floors against 36 at present. Seven floors of the building will be used exclusively for parking. It will also have state-of- the-art facilities such as a club house, swimming pools and servants quarters. Each house will have a balcony opening to the sea.

“It was the false representation of FSI. The violation of norms created ripples in the state bureaucracy. It was an iconic tower then,” said retired senior civic officials. The actual size of the plot was 7,997 sqm and they had used FSI meant for a 9,282 sqm plot to raise more floors, they added. The case was transferred to the anti-corruption bureau (ACB) for investigation.

The government later ordered demolition of the illegal floors — there were eight — under the Mumbai Region Town Planning (MRTP) Act 1966. Affected flat owners had moved the high court against the government’s order. The court had directed that the old structure be dismantled and a new building constructed following all rules and regulations.

“We have received Pratibha’s fresh plan. We are scrutinising it. We will grant permission soon,” said senior civic officials.
With their case following a similar pattern, members of the Adarsh society may hope for better days.
