Maharashtra is facing a shortage of 3.72 million houses — the worst-affected state in India which is facing a shortage of 24.71 million housing units.

However, flaws in the government policies and delay in clearance is responsible for this shortage.

According to the central ministry of urban development department data, India needs around 24.71 million housing units, Maharashtra, 3.72 million. Uttar Pradesh and Tamil Nadu need 2.38 million 2.82 million housing units respectively. Interestingly, only Lakshadweep has zero demand of housing units.

Pranay Vakil, chairman at Knight Frank (India), said that Maharashtra being an urbanised state, the demand for housing units is more.

He said that if the government wants to resolve this shortage, it will have to re-look FSI use, and it needs to encourage developers to construct maximum housing units. “Also, policies regarding the coastal regulation zone (CRZ), salt pan land and forest land issue need to be revised by maintaining ecological and developmental balance. Developers should focus on construction of basic and affordable houses,” he added.

Maharashtra Chamber of Housing Industry president Paras Gundecha said that the government is responsible for the shortage of houses in state.

“The demand of houses will keep increasing. We had submitted a proposal of construction of 5 lakh rental housing units to MMRDA. It was joint venture by MCHI and government. However, the MMRDA has been sitting on this proposal since one year,” he said.

Gundecha added, “The civic body is not passing the proposal. If things continue like this, the problem will worsen.”

In India, Tamil Nadu has the highest percentage of urbanisation — 43.9% — and Maharashtra has 42.4%. “Migration from rural and other states is high in Maharashtra due to availability of opportunities. It has a high rate of economic growth, and the biggest contribution comes from the services sector. Mumbai is the country’s financial and business epicentre. Most large business houses’ headquarters are in Mumbai. Therefore, it is natural that the shortage of houses is high in Maharashtra,” said a city developer, requesting anonymity.
