In a move aimed at generating housing to bring relief to house hunters across the city, the Mumbai board of the Maharashtra Housing and Area Development Authority (Mhada) on Wednesday gave a go-ahead to the Kannamwar Nagar and Tagore Nagar redevelopment proposal.
The colonies are in Vikhroli.
After redevelopment, Mhada will get 31,370 tenements, which it can sell through lottery.
The decision means the 16,000 owners of existing tenements in the two colonies will each get a new house measuring 45 sq metres.
Mhada will also get 8,420 additional tenements of 30 sq metre each in Kannamwar Nagar and 22,950 of 40 sq metre each in Tagore Nagar. “We have decided to go for redevelopment using development control rule 33 (5) section 2C (1). Under the rule — where we get a floor space index (FSI) of 2.5, we will get about 11.76 lakh sq metre of construction area in Kannamwar Nagar and about 11.10 lakh sq metre in Tagore Nagar,” said Amarjit Singh Manhas, chairman of Mhada’s Mumbai board.
Board member Allwyn Das said the existing tenants of the colonies will move to better houses once the redevelopment is carried out through private developers. “Mhada will get more houses to implement the affordable housing scheme in the area. Out of the total construction area, Mhada is likely to get a whopping 27,000 extra tenements, which can be later sold through the lottery system, which is popular among house hunters.”
This is probably for the first time that the authority has decided to go for such a huge redevelopment project. The officials are excited about it. Now, since the board has cleared the proposal, the only thing that it needs is a nod from the authority,
after which it can be put to direct tendering, a senior official said.
