Chawls set to get free FSI for toilets

After getting a nod from the state government, the decision will be implemented, turning all old chawls into self-contained houses.

While pulling in the reins on private builders with regard to extra Floor Space Index (FSI), the Brihanmumbai Municipal Corporation (BMC) is considering gifting free FSI to old chawls to construct toilets. After getting a nod from the state government, the decision will be implemented, turning all old chawls into self-contained houses.

There are 19,000 old buildings across the city with a common toilet on each floor. “Younger people feel very awkward using such facilities as they feel very awkward by using it. The BMC is formulating a plan to allow them to construct a separate toilet for each house and it will be free of FSI,” informed civic chief Subodh Kumar.

The decision comes after citizens who reside in old chawls (most of which are in the island city) demanded such a facility. “Some buildings are old but in good condition. If these buildings would get better facilities it will be good for the residents,” said one civic official.

“We are chalking out a plan about separate drainage as the toilet blocks should not put extra load on the old structure. We are also considering whether lightweight blocks can be use for these buildings,” said commissioner.

“It will be great for the people of south Mumbai who are living in old buildings. If these buildings can get this self-contained facility, then we will not leave south Mumbai,” said Ramesh Mehta, a south Mumbai resident.

“If the BMC is thinking about the welfare of old chawls, on the behalf of Maharashtra Housing Federation, I welcome it,” said BS Vader, committee member of the Federation. “It is true that old chawl residents are inconvenienced while using the common toilet. If the BMC implements such a policy, it will be a big respite for tenants,” he added.
