Tenants of cessed buildings in South Mumbai may get larger apartments

There are over 14,000 cessed buildings in the island city, and most of them are dilapidated

Tenants of cessed buildings located in South Mumbai have reason to cheer. They may soon get 500 square feet apartments. An eight member committee, comprising MLAs, has suggested this move and it has also found a mention in the draft proposal sent to the chief minister. Sources in Mantralaya and MLAs suggest that the proposals will be accepted before the House begins.

MLA Ajay Chowdhury, who is a part of the committee, said: "I had made the proposal that the government should give tenants of the cessed buildings that are being redeveloped under Development Control Rules (DCR) 33 (7), a minimum of 500 sq ft. We have suggested this, and this has found its place in the proposed draft that has been given to the government. When slum dwellers, who have encroached government land, are being given free homes, then why not tenants of cessed buildings."

There are over 14,000 cessed buildings in the island city, and most of them are dilapidated, which need urgent redevelopment. According to local MLA Amin Patel, who is also one of the committee members, said: "The buildings in South Mumbai that are cessed are in a bad shape and need urgent redevelopment. We have suggested and the proposal is in the final draft too that every tenant be given 500 sq ft home minimum under redevelopment." The other suggestion is that cluster redevelopment right now is available only in clusters above 4,000 sq mts, it should be brought down to 2,000 sq mts to encourage more such development under DCR 33 (9).

Sunil Shinde, another MLA, said that the proposal of 500 sq ft will be accepted because the government has recently allowed BDD Chawl tenants to have 500 sq ft homes under redevelopment. "Also, property tax exemption is available on homes up to 500 sq ft, which means there's no extra burden on tenants. We are in full support of larger homes for tenants," he said. Currently, tenants get above 300 sq ft under redevelopment of cessed buildings.
