There is a possibility that every builder, while constructing a building, will now have to make space for a car wash in the plans.

Failing to do so may lead to the builder being denied permission, by the BMC, to construct the building at all.

On June 20, BMC will discuss a proposal that suggests every building should have a car wash facility available, fitted with a proper system so that contaminated water thus created reaches the sewage line.

The proposal has been mooted by Samajwadi party group leader in the BMC, Rais Shaikh. It reads, "incorporating in plan disapproval notice (IOD) the condition of keeping one place reserved for washing vehicles, while giving permission for constructing new building."

The proposal further makes a mention of a separate arrangement for flow of contaminated water to sewage lines.

When contacted, Shaikh confirmed the same and said, "In high rises, everyone has one or two vehicles and most of them wash it within the compound. This water weakens the building structure, which is bad for all residents. Hence, a separate place is to be demarcated and vehicles are to be washed using only non-potable water."

According to Shaikh, many buildings and cities in foreign countries follow the same and it should be implemented here as well.

However, builders have only one concern, that they are bound to give a parking space to every home buyer for free, and now this will take up additional space. "This is a good move, but the question is — where is the space? Space is already a constraint, and this will further add to it. But if this is made mandatory, then we will have no option but to follow it," said a builder, wishing not to be named.

Meanwhile, Shaikh has also proposed that the BMC, after scoring low on the Swachh Bharat parameter, should start ranking all its 24 wards so that they remain clean so that Mumbai performs better.

...& ANALYSIS

  • Washing vehicles on the roads, or using potable water for the same is not allowed.

  • The reasoning behind the new proposal Shaikh suggests is that it is meant to keep the building structure safe as excess water damages it.

  • Since contaminated water remains in the compound causing other problems like weakening of the builidng structure, the new rules will help dispose of it properly.
