Sassoon Dock buildings in Colaba to be leased out for eateries, shops

The MbPT plans to lease out four buildings with an area of around 10,000 square feet for 30 years, on a ‘as is where is’ basis for opening up restaurants, coffee shops inside Sassoon Dock.

In order to give a boost to tourism, along with commercially utilising empty structures of the Mumbai Port Trust (MbPT) at Sassoon Dock in Colaba, the MbPT plans to lease out four buildings with an area of around 10,000 square feet for 30 years, on a ‘as is where is’ basis for opening up restaurants, coffee shops inside Sassoon Dock. 

Sassoon Dock is one of the oldest docks in the city, and is one of the largest fish markets, which was constructed in mid-1870s. The MbPT claims that these leased out structures will help in supporting the infrastructure of Sassoon Dock, along with upgrading of sites, including having an air-conditioned fish market, auction hall, amphitheatre and fish museum.

The structures that are being leased out are vacant, which were earlier used as light house inspector quarters, water inspector quarters, traffic inspector quarters and archive stores by MbPT. However, the MbPT now plans to lease them out considering they are empty. 

“The allotment will be made to whoever offers highest premium, over and above the base lease rent. The base lease rent for the structures covered under subject tender is Rs 1.82 crore per annum, with escalation of 4 per cent per annum. These four building along with the adjoining land, hereinafter called as ‘property’ may be developed and utilised as restaurant/ coffee shop/ kitchen,” reads the bid document floated by MbPT. 

A MbPT official said: “We can call it supporting infrastructure or ancillary facility at Sassoon Dock that is being revamped by Fishing Corporation. Also, in the coming years, with several activities like Eastern Water Font Development, the area near Sassoon Dock will see a lot of scope for business. Currently, there are no such facilities like restaurants or cafes in the area.”

Meanwhile, in the first phase of Sassoon Dock revamp, the Fishing Corporation is undertaking work for creating an ice plant and a conveyor system, along with having sewage treatment plant, toilets, dustbins, etc., for which work is expected to start shortly. In the second phase, components like AC fish market, amphitheatre and fish museum will be undertaken.
