Port Trust cracks down on lease violation; may force Cafe Mondegar to shut down

The Mumbai Port Trust (MPT) served an eviction notice to tenants of the Metro House located on Colaba Causeway, for violating the lease agreement and have been ordered to vacate by Sunday.The tenants were served in November 2014. The space has been a hot spot for locals and tourists, which includes Cafe Mondegar, shoes shops and a McDonald's outlet.

Port authorities conducted a survey and found the lessee had violated numerous terms of the original agreement with the port trust, reported the  Hindustan Times. Unauthorised alterations​, changing the use of structure without a permit and illegally sub-letting the property, are some of the alleged violations that prompted the eviction notice. The notice also states, legal action will be initiated if any of the tenants don't vacate the premises by Sunday.

Numerous reports suggest, this could be Mumbai's largest land scam since the 1990s.The Bayside Journal, reveals important text from the report, that could explain what prompted the eviction. "While the Port Trust receives a little over Rs 15 lakh a year as rent for the 26,000 sq ft building, the lessee Metro House Pvt Ltd was commercially exploiting the government property and pocketing crores of rupees every year through illegal subletting", 

However, the Hindustan Times reports, the violations mentioned cannot be regularised by present day rules and it was part of a procedure to serve the notice, suggesting it may not mean a definite end to some of the cities' iconic establishments.
