Now, landlords can send tenant details to cops by post

In a move likely to benefit the common man, the city police have now asked houseowners willing to rent out their properties to send details about their tenants to their respective police stations via registered post or courier. So far, landlords used to physically visit police stations to submit tenant details.

Making it clear that there is no provision in law to give or take a no-objection certificate (NOC) from the police before renting out premises, a recent circular issued by the joint commissioner of police, law and order, also urges Mumbaikars not to involve any middleman or agent for securing the same. However, the circular states that as per provisions of the Criminal Procedure Code, houseowners are bound to inform the local police station about their tenants.

"While persons renting out their houses are legally bound to furnish details of tenants to the local police station, it has been observed that, while implementing this law, police stations often make the procedure cumbersome due to which the houseowner is inconvenienced," the circular reads.

In some cases, cops ask for documents such as a copy of the lease license agreement. The circular says this is not required and that this practice must stop forthwith.

The circular states that all information in this regard must be put up on the notice board of every police station and that housing societies and citizens should be informed about this.

Joint commissioner of police (crime) Sadanand Date said the move will make the job of landlords easier. "The idea was to know who all are coming to the city and keep their records. So, for us it's fine even if the details come by registered post or courier. We have instructed all police stations to act accordingly," he said.

The office of the Director General of Police has issued a proforma of the form to be used by houseowners and tenants to fill in details and send across.

Bandra Resident Syed Karim, who rents out three of his properties in the western suburbs, welcomed the move. "We spend hours at local police stations, whenever there is a new tenant. This move will hopefully make things easier for us," he said.
