New policy to provide affordable housing to 1 crore Mumbaikars

The new policy would pave way for the redevelopment of 104 Mhada colonies, which were built in the 1950's and the 1960's.

Stating that the new housing policy was aimed at accommodating more than one crore citizens in Mumbai, chief minister Devendra Fadnavis, on Friday, announced that with the new policy, cluster development scheme for the colonies in Mumbai suburbs will be implemented. According to the new housing police, there will be in-situ rehabilitation of 50 thousand residents while developing the airport.

The new policy would pave way for the redevelopment of 104 Mhada colonies, which were built in the 1950's and the 1960's. Fadnavis has made it clear that the residents could be provided with bigger houses and adequate infrastructure during the redevelopment.

Fadnavis said that only 37% of land was available for development since there are multiple agencies like airport authority, defence ministry and forest department, which own lands within the city of Mumbai. Fadnavis said that the residents of transit camps of Mhada will have a sigh of relief and that the recommendations of Afzalpurkar committee had been included in the housing policy. Fadnavis further iannounced that a separate policy for Dharavi will be released soon.

Shiv Sena party president Uddhav Thackeray said that the policy would ensure that Mumbaikars receive affordable housing and pointed to how the Shiv Sena had in the past protested seeking this. He, however, warned against builders who changed the name of various places in the city after they were developed. Uddhav sought that the BMC be involved while implementing the housing policy. Thackeray also said that despite the land being in Mumbai, multiple agencies created hurdles for development and the fingers were pointed at the BMC. He said the state government should decide once and for all that every inch of land in Mumbai will be utilised for the welfare the state and as per the wish of the BMC.

Fadnavis released the new housing policy in the presence of Shiv Sena chief Uddhav Thackeray during a public function at Ghatkopar. Minister for housing Prakash Mehta, Minister of state Ravindra Waikar, Mumbai BJP chief Ashish Shelar, MLAs Parag Alavani, Mangal Lodha were present at the function.

Mhada colonies would get FSI of 4 (as proposed in DCR)

The plots with over 4,000 sq. ft. would get 4 FSI and 50% of the houses will be given to Mhada on partnership basis.

The plots with area up to 2,000 sq. ft. will be provided surcharge as per 3 FSI and remaining one FSI would be utilised by Mhada.

The developer would utilise 3 FSI and would hand over houses built by using remaining 1 FSI to Mhada for affordable housing purpose.
