Need for top category for super luxury homes: Housing experts

Housing experts say that if MHADA comes out with such expensive super luxury homes then it should come out with a super HIG category.

Is there a need of Super High Income Group for MHADA homes? MHADA, in its last lottery, had homes priced at Rs 5.80 crore, Rs 5.13 crore, and even Rs 4.99 crore. Housing experts say that if MHADA comes out with such expensive super luxury homes then it should come out with a super HIG category.

Currently there are four categories in MHADA housing scheme, Economically Weaker Section (EWS), Lower Income Group, Middle Income Group and High income Group. Anyone earning above Rs 75,000 is eligible for the HIG.

Shirish Deshpande, Chairman of Mumbai Grahak Panchayat, said, "When MHADA is selling such super luxury homes then there is need for one more category. However, MHADA should refrain from having such expensive homes, and concentrate only on EWS and LIG and up to Higher Miidle class." 

Deshpande says that providing such expensive homes is the job of private developers and they should do it.

Even the winner of the most expensive home priced at Rs 5.80 crore in MHADA lottery says that for homes priced this high MHADA can have a super HIG category.

Dr Sanjay Chaturvedi, housing expert says that MHADA can have such expensive homes, and have a special category for such luxury homes. "They should sell the homes of such high price under special category. And use this money for constructing cheaper homes for the EWS and LIG categories by doing this they will be able to achieve the goal of providing affordable homes to those who need it," said Chaturvedi.

Chaturvedi further claims that with prices of going high of homes and MHADA also should be catering to the new categories that are coming up which includes Ultra luxury homes.
