Most Mumbai MLAs skip meeting on ready-reckoner rates

MLAs from Mumbai, who are always in the forefront in politicizing local and civic issues and claim credit for works carried out, ditched their voters on Friday. Only three of them turned up at a meeting called by suburban collector Shekhar Channe to decide the ready-reckoner rates of property in suburbs.

For citizens, a decision on ready-reckoner rates is a crucial issue. And by attending the meeting, legislators will be able to tell the government what the public think on the subject.

Those MLAs who attended the meeting did express their opinions, however.

"Though government charges heavy stamp duty on built-up area, tax payers get no service in return. The government should consider charging stamp duty on carpet area rather than built-up area," said Ashish Shelar, Bandra MLA. Shelar, who is the BJP Mumbai unit chief, also said government should consider people's participation while deciding ready-reckoner rates.

The meeting was held at the collector's office. And the three legislators who attended it were Shelar, Manisha Chaudhary (Dahisar) and Tukaram Kate (Anushakti Nagar, Chembur). Officials of the revenue department were also present at the meeting.

Shelar suggested easing redevelopment rules to balance demand and supply. Procedures should be smooth to make it easier for people to pay taxes. Online registration of flats should be considered to avoid long queues and red tape. Hassle-free registration will encourage people to pay taxes promptly.

It was also suggested that stamp duty rates of leave and licensed flats be brought down from five per cent to two per cent, and not to consider charging the super built-up area scheme.

Tukaram Kate, insisted that people in Anushakti Nagar and Chembur didn't want ready-reckoner rates hiked. It should in fact be decreased. "As it is, the middle class cannot afford to buy flats. If rates are increased, they will not even be able to dream about owning a flat in Mumbai. I have strongly opposed the hike," Kate said after the meeting.
