Along with the Colaba-Bandra-Seepz Metro-3 underground project, the Mumbai Metro Rail Corporation will also construct swanky apartments at Girgaum and Kalbadevi as free sale components to recover Rs 700 crore construction cost incurred in rehabilitation projects in the area for Metro-3.

The Mumbai Metro Rail Corporation (MMRC) announced on Tuesday that it has appointed GD Sambhare & RH Mahimatura Architects to provide architectural, design and project management consultancy (PMC) services for the Girgaum and Kalbadevi in situ rehabilitation scheme.

The MMRC has said it is carrying out the redevelopment under the development control regulations (DCR) of 1991, Section 33(7) wherein a total of 19 properties are involved and includes around 634 project affected families (PAF). Ashwini Bhide, Managing Director, MMRC, said, "We are also going to have free sale component along with the rehabilitation component in the redevelopment scheme. The sale component will be sold by the MMRC to recover the cost of the redevelopment project. Earning profit is not our motive though."

However, Bhide did not reveal as to what would be the size of the units constructed for the sale component.

According to the MMRC, part of the lands of impacted buildings in Kalbadevi and Girgaum would be utilised by the agency for construction of underground Metro stations, ancillary works, ventilation shafts, entry and exit structures and other related activities.

The redevelopment of properties will be undertaken simultaneously in the remaining space, and after completion will be allotted to the project affected families by 2021.

MMRC also announced that it received a request from the traffic police to remove barricades at a few selected locations during the procession of Ganapati Visarjan. The agency said it will do the needful on the selected days.
